Q: Can you hold a place before I apply?
A: No, we process applications as they come in and we will respond to all applicants within 3-5 days.

Q: Do I pay the first month’s rent and last month’s rent with my security deposit?
A: We require one month’s rent or the first prorated rent, plus the security deposit.

Q: How old do you have to be to apply?
A: All applicants must be 18 years and all occupants 18 yrs old and older, must be listed and be a signer on the Lease.

Q: Is the security deposit refundable?
A: Yes, but we deduct cleaning, carpet cleaning, and any damages from your security deposit when you vacate the property.

Q: How long does it take to get my security back?
A: We try to get your security deposit back as quickly as possible. There are some items that we have to wait for in order to close the deposit out correctly. One of those items are the ‘final’ utility bills. These are usually the most time-consuming items during the deposit return process. We may also be waiting on third-party vendors to submit their invoices, but we have 60 days from the last date of tenancy to mail an itemized ledger of charges, usually sooner.

Q: Who needs a cosigner?
A: We allow co-signers in certain situations. If so, the co-signer will be required to pay the rent directly from that co-signer to LPG.

Q: How do I pay rent?
A: You will be given access to set up your rent through your online portal where you will be able to pay your rent, security deposit, and upload your rental insurance.

How long of a term are your Leases?
Normally 1 year, unless we agree to a Lease extension after the first term.

Q: I want to get a pet. What should I do?
A: You will need to contact us for approval then register with
https://lpg.petscreening.com. A monthly fee of $25 will be added to your account.

Q: What happens if I need to break my Lease?
A: Your Lease is a legal obligation for the full term of the Lease, but if you need to break your Lease you will be responsible for the vacancy between when you vacate and when a new Tenant moves in, along with all general maintenance, any damages, and a remarketing fee. Q: My Lease expiration is coming and I want to move out. What should I do?
A: You are required to submit your Move Out Notice no later than 30 days prior to the move out. The link is on the Summary page in your portal and click the Move Out Notice link.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: You will need to let us know that you want to move out 30 days prior to the 1st of the month of when you want to move out. The replacement/remaining Tenant will need to contact us for submitting an application. Both will need to sign a “Departing Tenant Addendum”. Q: How do I contact LPG for repairs & maintenance requests?
A: Login to your Tenant Portal to submit a work order. Please add as much details as needed, along with pictures, if possible. If there is an after hours emergency after 5:00 PM weekdays and weekends, such as heat, flooding, gas leaks, electrical issues, or a sewer back-up, please call

Q: Am I required to purchase Renters Insurance?
A: Yes, it is a mandatory requirement as a part of the Lease agreement. You can purchase Renters Insurance with your own policy by supplying proof of coverage and uploading the documents to your portal. You will not get the keys to the property until we have received proof of Renters Insurance.

Q: How much notice am I given for you or a vendor entering the property?
A: In most cases, we will give you 24 hours unless there is an emergency or if we need to make repairs. Additionally, most states have laws that allow landlords to enter a rental property after giving the Tenant 24 hour notice.

Q: How do I dispute what I was charged for my security deposit disposition?
A: All security deposit disputes must be in writing and emailed to us at
billing@longmontproperty.com with your concerns and we will get back to you. Please add any documentation or pictures to support your dispute.
